The "Novaya Zhizn" residential complex is one of the largest housing projects in Ulyanovsk, offering views of the Sviyaga River. The microdistrict is located in the Zasviyazhye district and over the years of construction has transformed from an open field into a fully-fledged residential area with its own infrastructure. Construction History: From the First Phase to Plans Through 2030
The first building of the "Novaya Zhizn" residential complex was commissioned in December 2016. Since then, the project has evolved from spot development into the formation of an entire microdistrict. Over ten years, 15 buildings were built and delivered in the first phase, and the second phase added two more structures — Building No. 1 and Building No. 2, which are captured by the webcam.
Building No. 2 of the second phase has already been commissioned — the occupancy permit has been obtained, and the apartments have been handed over to residents. However, the surrounding area continues to be landscaped, which is clearly visible in the live stream. The developer's plans include further development of the microdistrict. The implementation of two more phases of the residential complex is scheduled through 2030, with seven more buildings planned, which will significantly expand the boundaries of the residential area.
Architectural Features of Buildings 1 and 2
The number of floors in the residential complex buildings ranges from 9 to 25, creating a varied development silhouette. The second phase is represented by mid-rise and high-rise structures, organically integrated into the overall concept of the microdistrict. Building No. 2 of the second phase contains 322 apartments: 69 one-room, 161 two-room, 69 three-room, and 23 apartments with four or more rooms. This variety of layouts allows meeting the demand of different buyer categories — from young families with children to single professionals.
The building facades are finished using modern cladding materials. The webcam shows that part of the facade has already been clad, while the upper floors are still awaiting the completion of exterior work. The tower crane installed on the facade indicates that the finishing work is in its final stage.
District Infrastructure: What's Near Buildings 1 and 2
The "Novaya Zhizn" residential complex is located 700 m from Ryabikova Street — one of the main arteries of Zasviyazhye. The ground floors of the buildings house supermarkets, pharmacies, and infrastructure facilities that meet the daily needs of residents without having to leave the microdistrict.
The residential complex territory includes plans for kindergartens, a polyclinic, sports zones, a children's play hub, and parking facilities. Near the residential complex are located the "Patriot" Creative Competence Center, "Semya" Park, and Alexander Nevsky Square. These facilities form the cultural and leisure environment of the district and make it attractive not only for living but also for family recreation.
What Was on the Site Before: Disappeared Streets
Before construction began, city streets occupied the site of the modern microdistrict. The planning solution of the residential complex eliminated Stasova Street, turning it into a parking lot for 24-story buildings. The extension of Orlova Street also disappeared — both thoroughfares were absorbed by the new development. This fact still sparks discussions among Ulyanovsk residents who remember the old street grid of Zasviyazhye.
Today, the webcam shows that the former Stasova Street area has been transformed into organized parking zones and driveways between buildings. The new development plan completely changed the topography of this area, creating a closed space of the residential complex with inner courtyards and limited through traffic.
Prospects for Microdistrict Development
The "Novaya Zhizn" residential complex continues to grow. In addition to the already delivered buildings, the developer's plans include the construction of seven more buildings within the third and fourth phases. The implementation of these projects is scheduled through 2030, which means the webcam on buildings 1 and 2 will capture not only the completion of the second phase but also the appearance of new structures in the background.
Infrastructure development proceeds in parallel with construction. As new buildings are commissioned, the commercial component of the ground floors expands, and new social facilities appear. The microdistrict is forming as a self-sufficient urban environment with its own center of attraction in the area of Alexander Nevsky Square.
