Bosfor Park Residential Complex: A New Neighborhood in Southern Vladivostok

Bosfor Park is a large-scale project transforming the southern part of Vladivostok. Located in the area of the picturesque Patrokla Bay, the residential complex became PIK developer's first major project in Primorye. Construction began on September 29, 2021, and since then the neighborhood has been actively growing with new buildings and infrastructure.

Residents can take bus No. 79 (Emerald Shopping Center — Children's Clinic) or shuttle taxi No. 31k (Lugovaya — Patrokla). For those who prefer walking, a 20-minute walk leads to the well-equipped Leopard Embankment with two bays and beaches — a great place for waterfront relaxation.

Architecture and Project Scale

Bosfor Park is designed as a self-sufficient neighborhood with its own infrastructure. The complex will feature 19 residential buildings with shops, cafes, and useful services on the ground floors. Building heights range from 9 to 25 stories, and apartment ceiling heights are 2.6–4.4 meters.

The developer offers apartments ranging from 19.6 m² to 90.5 m², allowing buyers to choose an option for any budget. The total land area is 32,340 sq.m. The project includes two multi-level above-ground parking lots with 24 spaces, as well as landscaped courtyard parks with children's and sports playgrounds, and walking paths.

Infrastructure and Social Facilities

The neighborhood's development extends beyond residential buildings. Plans include the construction of a school for 1,275 students, which is especially important for families with children. Within walking distance, there are already two kindergartens and a large modern school.

Near the complex is a small park on Sochinskaya Street — a green area for walks and relaxation. The Leopard Embankment with its bays and beaches adds to the location's appeal for water recreation enthusiasts and seaside strolls.

Construction Timeline and Current Status

The complex is being built in phases, with the entire project scheduled for completion in 2026–2028. Some buildings have already been completed — for example, Building 7 was delivered in Q4 2025, and Building 4 is expected in Q2 2026.
