The project is designed in the neo-modernist style — sandy facades, vertically oriented windows arranged in rhythmic groups. Five residential buildings ranging from 7 to 12 stories form a private inner space hidden from the street. This silhouette doesn't clash with the historic environment but carefully continues it. The brickwork on the facades references St. Petersburg traditions, while the panoramic glazing of balconies and terraces sets a contemporary rhythm.
What's being built on 2 hectares
The development site covers 2 hectares — a substantial area for Vasilyevsky Island. A different project was originally planned here, but the territory was ultimately allocated for a club neighborhood. The five buildings will contain a total of 907 apartments: 530 one-room, 264 two-room, and 113 three-room units. Living areas range from 27.68 to 106.07 sq m, with ceiling heights reaching 3.2 m. The total living area of the complex is 48,931 sq m.
Technologies and timelines
The buildings are constructed using monolithic-brick technology — a monolithic load-bearing frame with brick infill for exterior walls. On the third building, monolithic work has already reached the final stage. The entire neighborhood is scheduled for delivery in Q3 2028. The developer is PSK Group (LLC "SZ ATTIK") — a company operating since 2007 with over 60 completed projects in its portfolio. The "Reliable Developer of Russia" status has been confirmed for seven consecutive years.
Infrastructure within the neighborhood
Residents won't need to leave the courtyard for everyday needs. The first building features a grand lobby with a total height of 7.7 meters — a boutique hotel-style space but with a more intimate atmosphere. The entrance area is fitted with a revolving "carousel" door. The mezzanine floor will house a lounge zone, while the second floor will have private lounges with designer furniture.
In addition to the lobby, the neighborhood will include: a community club with a coworking space and meeting room, a children's club, a fitness room, a beauty salon, a cinema, and a club lounge with a library. The courtyard will be landscaped with greenery, trees, and pedestrian paths. Some apartments will have terraces with views of the Neva River and the city center.
Transport accessibility
Vasilyevsky Island has historically suffered from a lack of transport arteries, but this location outperforms many others. The entrance to the Western High-Speed Diameter (WHSD) and the Petrograd Side are about a 10-minute drive away. Nevsky Prospekt is 15 minutes away. Pulkovo Airport and Moskovsky Railway Station are within half an hour's drive. For those without a car, "Primorskaya" station is a 10–17 minute walk.

PSK Group has organized an online broadcast of the construction progress — a standard practice for major developers that alleviates concerns of future residents and investors.
